How this is calculated: we take the median three-bedroom nightly rate for that market from our own portfolio, scale it for your bedroom count, and multiply by the nights you select. It is an estimate for comparison — not a guarantee of earnings. Your actual revenue depends on the home, its finish level, local rules and the season. Cleaning is billed to guests and passed through at cost. The fee comparison itself is straight arithmetic.

It's the first thing every owner asks, and it's the right question. Here's the honest answer: we own rentals ourselves. Two cleaning crews, a general contractor and a handyman already work our own portfolio every week — we're not assembling a vendor list for you, we're adding your home to an operation that already runs. The marginal cost of one more door is small. We'd rather co-host 60 homes at 10% than 20 homes at 30%.

The questions owners actually ask

Is 10% really all-inclusive, or are there fees behind it?

It's all-inclusive for the co-hosting service. Our Core package at 10% covers listing creation, photography coordination, dynamic pricing, 24/7 guest communication, turnover coordination, maintenance coordination, damage claims and monthly reporting. There is no setup fee and no markup on vendor invoices. Two things sit outside it: guest cleaning fees, which are charged to the guest and paid to the cleaner, and repairs or supplies, which are passed through at cost with your approval on anything over $250.

What's the difference between Core and Xenhost?

Core at 10% is the complete day-to-day service — listing, pricing, guests, turnovers, maintenance and reporting. Xenhost at 15% includes all of that and adds a direct booking channel, your own property website with a 360° tour, a professional property video, a VR lifestyle shoot, advanced analysis and pricing, detailed performance reports, an annual exterior pressure wash and a $200 a year damage and linen credit. Xenhost tends to pay for itself on higher-revenue homes, where direct bookings and stronger marketing move the number. We'll model both for you before you choose.

How can you charge 10% when everyone else charges 20–30%?

Because we're not building a fee business — we're rental owners who already built the operation. The pricing tools, cleaning crews, vendor relationships and guest-support systems exist to run our own 28 units. Adding your property to a system that already runs costs us far less than it costs a firm that has to staff up for each new door. We'd rather run 60 homes well at 10% than 20 homes at 30%.

What about long-term rentals?

Long-term rentals are 6% of monthly gross rent — lower than short-term because the workload is lower. On top of that we pay you a $1,000–1,500 finder's fee every time we place a new tenant and execute a signed lease. Marketing the vacancy, tenant screening, lease execution, maintenance coordination through our own crews and the monthly statement are all included in the 6%. Rent is paid to you, not to us.

Am I locked into a contract?

No. Our co-hosting agreement can be ended by either side with 30 days' written notice, and we'll honour any bookings already on the calendar so no guest gets stranded. We don't believe in retention by contract. If we aren't earning the fee, you should be free to leave.

How and when do I get paid?

Airbnb pays you directly — the listing stays in your name and the payout goes to your bank, not ours. Our co-host share comes out of each payout automatically, so there is nothing to invoice and nothing to chase. Each month you also get a statement itemising gross revenue, occupancy, average nightly rate, every expense, our share and your net. You'll never receive a payout you can't reconcile line by line, and you can request the underlying platform reports at any time.

What happens if a guest damages my property?

We document it, we file it, and we chase it — you don't. Bookings are covered by Airbnb's AirCover for Hosts, which includes up to $3M in host damage protection, and direct bookings carry per-stay damage cover through Safely. Our post-stay photo inspections mean claims are backed by evidence taken before the next guest arrives, which is what actually determines whether a claim gets paid.

How fast can my property be live and earning?

Typically 5–7 business days from a signed agreement to accepting bookings. That window covers photography, listing copy, amenity setup, pricing strategy, smart lock installation if needed, cleaner assignment, and publication to Airbnb and VRBO. Furnishing a completely empty home adds time, and we'll tell you honestly what it needs.

Can I still use my own property?

Of course — it's your house. Block any dates you want in the owner calendar and we'll keep them clear. We'll flag it if you're blocking a high-demand weekend so you can make the call with the revenue number in front of you, but it's always your call.
